Elizabeth is one of the most distinctive places in Adelaide. The South Australian Housing Trust planned and built it as a satellite town, and Premier Thomas Playford opened it in November 1955. For decades it was home to workers at the nearby Holden plant, which closed in 2017. Elizabeth is now the administrative and shopping centre for the City of Playford, with Elizabeth City Centre at its heart and suburbs such as Elizabeth South, Elizabeth Park, Elizabeth Grove and Elizabeth North around it.

What Elizabeth’s housing means for plumbing and wiring

Elizabeth was built quickly and in large numbers. Most homes are modest brick or brick-veneer houses and semi-detached units from the 1950s to the 1970s, with newer infill and renewal housing in between. Many have been upgraded over the years, but the originals share some common traits:

  • Original or patched wiring. Ceramic fuses, few power points and no RCD on some circuits.
  • Clay sewer lines. Older earthenware pipes with joints that roots can get into.
  • Ageing hot water. Electric storage tanks that are often outside or in a laundry and near the end of their life.
  • Shared walls. Semi-detached units sometimes share drainage runs or have neighbouring meters.

If you’re renovating or buying an older home, ask an electrician to check the board first. Our page on switchboard upgrades explains what’s involved and what affects the price.

Soil, trees and blocked drains

The Adelaide northern plains have reactive clay soil that swells in winter and shrinks during hot, dry summers. Over decades, that movement shifts older clay pipes and opens the joints. Gum trees and established garden trees then send roots in looking for water. The result is a drain that blocks, gets cleared, and blocks again a few months later.

A plumber will usually clear the line with a drain machine or jetter, then use a camera to find the damaged section. See blocked drains for the options, or read about tree roots in pipes to understand why it keeps happening. The Adelaide plumber hub covers the full range of plumbing work.

Summer heat and air conditioning

Elizabeth is well inland and gets noticeably hot summer days, with heatwaves over 40 °C. Many older homes have little insulation, so cooling makes a big difference. Common choices are:

OptionSuits
Reverse-cycle split systemOne living area or bedroom, also heats in winter
Multi-head splitTwo to four rooms sharing one outdoor unit
Ducted reverse-cycleWhole-of-home comfort where roof space allows

Before adding a big air conditioner to an older home, check that the switchboard and supply can handle it. A technician can tell you if an electrician needs to add a dedicated circuit. The air conditioning hub explains each option.

Renting, buying or renewing

Some homes around Elizabeth are public housing. If you rent from a housing provider, report repairs to them. Private landlords and owner-occupiers can send an enquiry directly. Buyers often like to know about safety switches and smoke alarms before settlement, so ask the electrician what they found. More on the electrician hub.

Common questions from Elizabeth homeowners

Is it worth fixing an old hot water system? Sometimes, if it’s a simple part such as an element or thermostat. If the tank itself is leaking or badly rusted, a replacement is usually the only option. Read about hot water system replacement costs to see what affects the price.

Do I need an electrician to add a power point? Yes. Any fixed electrical work in South Australia must be done by a licensed electrician, and you can check a licence on the Consumer and Business Services public register.

What if my renovation uncovers old wiring? It’s common in homes of this age. The electrician will explain what needs replacing and quote for it before going further.

Can I get the smoke alarms checked at the same time? Ask when the electrician calls back. It’s often sensible to look at alarms and safety switches during one visit.

Tradies who work Elizabeth usually cover the surrounding Playford and Salisbury suburbs too. See Salisbury to the south or Gawler to the north.

Frequently asked questions

My Elizabeth home is from the 1950s or 60s. Does it need rewiring?

Not necessarily, but homes of that age often have original wiring sections, old fuse boards and no safety switches. An electrician can inspect the board and wiring, explain what's safe to keep, and quote for any upgrades such as adding RCDs or replacing the switchboard.

Why do my drains keep blocking in Elizabeth?

Older homes in the area often have clay sewer pipes, and the reactive soils of the northern plains move them as they swell and shrink. That opens joints for tree roots. A plumber can clear the line and use a camera to check whether a repair or relining is needed.

Can I share a plumber with my neighbour in a double unit?

Each enquiry goes to one tradie for one job. If plumbing or drains are shared between two units, mention it on the form and let the tradie know who owns which part. Housing SA tenants should report repairs through their housing provider rather than booking their own tradie.

What air conditioner suits a hot northern suburbs home?

It depends on room size, insulation and orientation. Elizabeth gets very hot summer days, so a correctly sized reverse-cycle split for living areas or a ducted system for the whole home are both common. The technician will assess your home before quoting.
